
SAN JOSE — Microsoft has bought a chunk of land in San Jose, a property morsel that suggests the tech leviathan has yet to whet its appetite for real estate in the Bay Area’s largest city.
The company bought land near the corner of Orchard Parkway and Component Drive in North San Jose, according to documents filed on April 25 with the Santa Clara County Recorder’s Office.
Washington state-based Microsoft paid slightly less than $5.6 million for the empty land, the county real estate records show.
Microsoft in 2021 bought about 21.3 acres adjacent to the land the company just purchased.
In the prior transaction, the company paid $78.7 million for the vacant land, according to public records. That works out to about $3.7 million an acre.
Based on the acreage for the prior transaction, it appears that Microsoft bought approximately one or two acres in the tech titan’s most recent deal this week in North San Jose.
In 2022, Microsoft floated preliminary plans for the development of two five-story data centers near the corner of Orchard and Component, San Jose planning records show.
This news organization reached out to Microsoft to inquire about the company’s development plans for the land.

In 2017, the tech titan paid $73.2 million for 65 acres of land in North San Jose located on State Route 237 between Milpitas and Alviso.
At one point, Microsoft proposed a data center complex on the 65-acre Alviso property.
Next to the 21-plus acres of land that Microsoft owns near Orchard Parkway and Component Drive, LBA Realty still owns about 46.8 acres at 350 and 370 West Trimble Road, county assessment records show.
The 46.8 acres that LBA still owns include multiple research and office buildings, including a complex occupied by the tech firm Lumileds.
LBA has proposed the development of a manufacturing and assembly building along Trimble Road. This building would total 208,000 square feet, city documents show. The city is still reviewing the LBA proposal.
