You want to sell your property and it’s vacant, and you’re wondering if you should put tenants in there for a year while they pay off your mortgage while it’s sitting on the market, and then you try to sell it with them in it . ???????? If your tenants move in with a one-year lease and you go to sell it, the new buyers cannot kick those tenants out. ???????? They need to wait until that one-year lease is expired or it’s rolled into a month-to-month. ⏰???? And this just happened with one of our clients where unfortunately, they were got into that situation by somebody else. ???? And then we did a listing takeover, and by the time that we took it over, there was already a one-year lease signed, and it took a while to get the right attraction from it because buyers wanted to buy it for themselves. ⌛???? So what we did instead, we decided to hold off and then sell it this spring. ????????️ And that’s what we did. ✅ We ended up getting more money from them. ???? Our strategies worked, and we got more exposure for them because the tenant was now leaving. ???????? It ended up being a great scenario. ????????
