After July’s top-selling home in Vanderburgh County fetched $2.1 million, August saw nothing close to that number.
August’s most expensive sale, on West Boonville-New Harmony Road, reached “only” $800,000.
After months of a red-hot sellers’ market, with skyrocketing average sales prices, things have cooled a bit. During August, a listed Vanderburgh County spent a median 40 days on market, up from 29 days in July, according to Realtor.com data.
The market added 164 new home listings in August, compared to the 176 added in August 2021. The market ended the month with some 252 listings of homes for sale.
Here are the month’s five biggest sales.
6416 W. Boonville-New Harmony Road, $800,000
Covering more than 3,200 square feet, this home with four bedrooms and 3 bathrooms sold in August for $800,000. It sits on a 5-acre lot.
More intricate details about the home have vanished from sales websites, but it’s clear the new owner took a shine to it — the property moved for nearly double its listed value, according to assessor’s office data.

600 S. Boeke Road, $730,000
Most of Vanderburgh County’s recent top-selling homes have been outside Evansville, but this three-bedroom, three-bathroom home is in the heart of the East Side. It has a partially finished basement and a sunroom with slate flooring, according to Zillow.
The home sits on a corner lot with many trees, and it boasts of an in-ground pool with a new pool pump, plus a three-car garage with fully decked storage. It received a new roof in 2020.
Like the Boonville-New Harmony Road home, this one also moved for well above its listed value.
13400 Tibarand Drive, $575,000
This home in Darmstadt’s Shadow Bluff Subdivision has an in-ground pool and a private bond with a lighted water feature, according to Zillow.
With four bedrooms. four full bathrooms and a three-car garage, the house has a two-story foyer with double door entry and a new light fixture, opening to a large sitting room and spacious dining room. It has a recently renovated kitchen, tricked out with custom white cabinetry, quartz countertops, tiled backsplash and an island with seating.
The home is set for both indoor and outdoor entertaining. In addition to the backyard pool, there’s a custom firepit area with seating and a covered porch.
6927 Tonia Court, $535,000
Situated on a lakefront lot in northwest Vanderburgh County, this home with four bedrooms, four bathrooms and a three-car garage “offers great curb appeal with gorgeous landscaping and covered entry,” according to its Zillow description.
It has a two-story foyer and a spacious great room “with a stonewall fireplace with custom mantles and walls of windows providing great views of the ground and lake,” Zillow said. Its open floor plan “has a dining room perfect for entertaining. The spacious kitchen features an abundance of cabinetry, island with seating, pantry, stainless steel appliances, and a large dining area with access to the large deck.”
The home has a second-floor bonus room, ideal for media and games, and outdoor enjoyment is easy with the lake offering fishing, swimming and a large private beach area and dock.

Winding up the list of August’s top sales is this five-year home near North High School. It has four bedrooms, three full bathrooms, a three-car garage and a walk-out finished basement. ms, a three-car garage and a walk-out finished basement, plus an additional rear garage for a lawn mower.
Its features include landscaping upon a curved walkway for entry, a roomy foyer leading to a large great room and fireplace, a large kitchen island with quartz countertops, and a deck just outside the kitchen door, and a formal dining room inside.
An owner’s suit has its own wing of the house, and a walkout basement has a stained floor, built-in bar area and room for a pool table and a full-set of living room furniture. Sliding doors lead to a covered patio from the deck above.
