One-room schoolhouses are no longer the educational norm that they were for some American children in the 19th century, but they can still be found scattered across the landscape of New York. Those converted into dwellings can often offer petite living spaces with a bit of charming character.
Our three picks include one brick and two frame buildings, but all three still boast the cupola which once would have housed the school bell. They are found in Ulster, Chautauqua County, and Washington County and range in price from $169,000 to $1,095 million.
First up, this little red schoolhouse in Washington County dates to 1917 according to the listing. At roughly 748 square feet the house at 680 County Road 49 in Greenwich is compact and has been most recently used as an artist studio. A wall of windows was inserted into the rear façade to bring in extra light.
There is a kitchen with a dishwasher, although no other appliances are shown in the photo. A short flight of steps leads up to a barn door that opens to reveal a sleeping loft. The only bathroom is a half bath with a utility sink, but the listing notes that it is plumbed for a shower so a new owner can easily add one.
It is being sold “as is” and is listed with Jill Teff of Keller Williams for $169,900.

In just under three acres of property, this brick schoolhouse has been fully transformed into a one-bedroom, 1.5-bath home. Built in 1881 according to the plaque still located above the door, the property renovated at 2753 Erickson Road in Ashville has given some vintage charm to the interior with bead board wainscoting wrapping the main living space, a cast iron stove, and Shaker-style cabinets in the kitchen.
Up a spiral staircase is the carpeted bedroom with a skylight and another staircase providing access to the cupola. There’s a full bath adjoining the bedroom while the half bath and laundry are on the main level.
This Chautauqua county property offers a bit more space with a barn that has a guest suite with one bedroom and a bathroom on the second floor.

Finally, the most expensive and largest on the list is this picturesque 19th century wood-frame schoolhouse at 537 Main Street in Kingston. It sits on 1.5 acres which also includes a heated pool, vegetable beds and two additional cottages.
Thoroughly renovated and used as an AirBnB, the main house has three bedrooms and two full baths. Work on the interior including preserving some of the intact details like the wood floors and wainscoting.
Black and white tiles add a graphic punch to the kitchen, which has white cabinets and stainless steel appliances, including a dishwasher.
The living space was expanded with a cathedral ceiling addition that included the main bedroom and en suite bath.
Listed with the Joseph Satto Team of Fresh Air Realty-Catskills, it is priced at $1,095 million.
