Sugee Group has announced a 52-acre waterfront development in Thane West. Sugee Lake District will include commercial offices, retail, hospitality, and lifestyle offerings.
The development is located opposite Korum Mall near Cadbury Junction in Khopat. It fronts the Eastern Express Highway and marks Sugee Group’s entry into the Thane market.
A Business District for Thane’s Growth
Sugee Lake District is positioned as a business district reflecting Thane’s expanding commercial role. The project includes Grade A++ commercial offices with panoramic views of the lake and city.
It will also feature high-street retail, fine dining, and a six-acre lakeview promenade.
Mixed-Use Destination
The development is planned as a mixed-use destination, extending beyond conventional office spaces. Facilities are intended to bring together work, leisure, wellness, and social interaction.
Sugee Lake District has been registered under LEED, a widely recognized green building rating system. This reflects the company’s focus on environmentally responsible design and resource efficiency.

Nishant Deshmukh, Founder and Managing Partner of Sugee Group, commented on the development. He stated that Sugee Lake District is part of their vision to create a marquee destination where business, lifestyle, and well-being come together.
Commercial Tower and Facilities
The first commercial component will be a ground-plus-45-storey tower. It will offer office spaces ranging from 800 sq. ft. to 6,000 sq. ft., with flexible floor plates of approximately 46,000 sq. ft.
The tower will have 46 high-speed elevators and dedicated service elevators. It is designed to accommodate a broad mix of occupiers, from independent professionals to larger businesses.
The project will also incorporate facilities like a rooftop lounge, fitness centre, and pickleball court. Everyday support facilities will include a crèche, pet crèche, and medical room.
Strategic Location and Connectivity
Sugee Lake District’s location near Cadbury Junction provides access to Thane’s residential areas, business districts, and retail destinations. Connectivity is expected to expand through infrastructure projects like the metro network and Thane Coastal Road.
Wellness and Design Expertise
The project includes a red-light therapy room as part of its wellness offerings for professionals. Architect Hafeez Contractor, a Padma Bhushan recipient, leads the design, with Sterling as the structural consultant and Skidmore, Owings & Merrill (SOM) conducting the peer review.
