Gunjur and Varthur, two areas on Bengaluru’s eastern periphery, are increasingly becoming important residential micro-markets, supported by their proximity to major employment corridors and improving connectivity. Their location gives residents relatively easy access to Whitefield and the rapidly expanding Sarjapur Road, helping the two areas move beyond their earlier status as peripheral residential destinations.

Gunjur, in particular, has seen significant growth. Between 2020 and mid-2025, developers launched 9,031 housing units there, with 7,635 sold in the same period. Sales alone hit 2,828 units in 2024, a 10% year-over-year increase, before slowing slightly in early 2025 with 1,100 units sold in the first half. Varthur, meanwhile, has developed into a relatively established residential market, with several large gated communities and projects by established developers.

Price increases have been sharp. In Gunjur, residential values surged from around ₹4,800 per sq ft in 2020 to ₹11,850 per sq ft by 2024, a 146% rise. By mid-2026, average prices stood at ₹10,902 per sq ft, with ranges stretching from ₹8,673 to ₹13,132 per sq ft. Varthur’s values are even higher, averaging ₹13,000 per sq ft, though premium projects command rates up to ₹15,000 per sq ft.

Developers are betting heavily on this trend. In the first quarter of 2026, Bengaluru’s east submarket—where Gunjur and Varthur sit—accounted for 57% of all new housing launches in the city. Capital values in the region now range from ₹7,500 to ₹14,000 per sq ft, depending on the segment, with rental values up 6% year-over-year. The shift from smaller developers to larger players is accelerating, particularly in Gunjur, where the market is moving toward high-end, amenity-rich projects.

Social infrastructure is keeping pace. Schools, retail centers, and recreational facilities are being built alongside housing, gradually creating a more integrated residential catchment. This development is critical for reducing the corridor’s reliance on Whitefield for daily needs.

The next phase of growth depends on connectivity. Both areas benefit from their location near major employment centers like Whitefield, ITPL, Brookfield, the Outer Ring Road, and Sarjapur Road. The Varthur raised corridor, with a revised December 2026 completion target, is intended to ease congestion on SH-35. A proposed 2-km raised flyover from Varthur towards Gunjur could further improve connectivity between the two micro-markets. Additionally, a proposed alternative route for the Varthur-Panathur-Gunjur belt aims to address long-standing traffic bottlenecks.

Metro expansion is a longer-term opportunity. Currently, residents rely on the Purple Line via Whitefield or Kadugodi, but a proposed Whitefield-Sarjapur corridor could bring direct metro access to both markets, further enhancing their appeal.

Premiumization and Future Prospects

The housing market in the Gunjur-Varthur corridor is evolving, with a shift towards premium and larger-format housing. Gunjur, initially known for its affordability, is now attracting larger players and high-end projects.

Varthur, with its established residential ecosystem, has already set higher benchmarks for housing products, amenities, and community infrastructure. The entry of larger integrated developments is expected to accelerate this premiumization trend.

With ongoing infrastructure projects and a growing employment ecosystem, the Gunjur-Varthur corridor is set to play a significant role in Bengaluru’s property market, catering to the needs of a diverse range of homebuyers and investors. In Q1 2026, the corridor’s average capital values stood between ₹7,500 to ₹14,000 per sq ft, reflecting its growing importance in the city’s housing sector.
