Cardiff’s 718-home Tai Afon scheme completes final phase

Watkin Jones has finished the second and last phase of Tai Afon, a 718-home build-to-rent project in Cardiff that sits on the former Brains Brewery site. This marks the conclusion of Wales’ largest build-to-rent scheme, finalizing the first stage of Rightacres’ Central Quay regeneration masterplan.

A significant milestone for Cardiff’s regeneration

The final phase delivers 316 apartments, following the earlier completion of the 402-home first phase. This milestone concludes the initial stage of the Central Quay regeneration, situated next to Cardiff Central Station and within walking distance of the Principality Stadium. The development’s strategic location enhances its appeal as a key residential hub in the city.

Tai Afon offers a diverse range of studios and one, two, and three-bedroom apartments, catering to various lifestyles. Resident amenities include co-working facilities, private dining spaces, a podcast studio, cinema, yoga and spin studios, a gym, lounges, and roof terraces, supporting a lively community environment.

A substantial investment in Cardiff’s future

The project was forward-funded by L&G at a cost of around £200 million, bringing the investor’s total investment in Cardiff to over £1 billion. This forms part of L&G’s broader £4 billion build-to-rent portfolio across 12 UK cities, aimed at addressing housing demand in high-growth areas through long-term institutional capital.

The development enhances the public area with a new square overlooking the River Taff, 650 sq m of water gardens featuring aquatic lighting, a bridge with feature lighting, outdoor decking, and landscaping with native tree and shrub planting. Additionally, over 1,810 square meters of ground-floor commercial space will host retail, food and beverage, and health and wellbeing operators, further enriching the local community.
