Women have become a significantly more influential force in India’s residential property market, with their share of homebuyer sentiment more than doubling over the past year. The Housing Sentiment Index 2026 records that women now account for 40% of the overall homebuyer sentiment on the platform. This is a sharp rise from just 18% in the previous year’s index.

This statistical shift points to a deeper change in how purchase decisions are made. Women are increasingly researching, assessing, and independently participating in the process. They are no longer just passive observers but active decision-makers who weigh specific factors heavily.

Shifting Priorities in Property Selection

Rather than focusing solely on the physical structure of the home, buyers are now weighing a broader set of criteria. Safety, connectivity, amenities, and the quality of community infrastructure are top of mind. A holistic approach means the “lifestyle proposition” of a property plays a larger role in the final decision.

Apartments located within well-managed gated communities remain a preferred option, particularly where security and everyday convenience are key. However, interest in plotted developments and independent homes is also gaining ground. These options appeal to buyers seeking additional space, greater privacy, and potential long-term value.

The evaluation process now includes features like fitness centres, green spaces, walking tracks, and children’s play areas. Power backup and work-from-home facilities are also increasingly being assessed alongside core home features. Buyers are evaluating properties based on the overall living experience they can provide within their available budgets.

It is a practical, detail-oriented approach that leaves little room for vague promises.

Digital research is further changing how women approach the homebuying journey. Online platforms allow prospective buyers to compare properties, prices, locations, and developer credentials before deciding whether to make a physical visit. This pre-screening process saves time and allows for more informed initial interactions with real estate agents.

Market Demand and Premium Interest

Figures show that sentiment rises from 124 for 3 BHK homes to 131 for 4 BHK homes and 128 for 4+ BHK homes. This indicates a stronger interest in larger and premium homes that offer enhanced lifestyle offerings. The preference for size suggests that space is a key driver for this demographic.

Homebuyer demand remains strong across major cities like Bengaluru, Mumbai/MMR, Delhi-NCR, Pune, Hyderabad, and Chennai. However, emerging micro-markets are also attracting attention. Buyers in these areas are seeking a balance between value and connectivity, often looking for neighborhoods that offer good infrastructure at a lower price point.

It is noteworthy that this trend mirrors the broader global shift toward experiential living, where the quality of daily life supersedes mere square footage. This pattern is consistent with other major markets where buyers prioritize community and amenities over raw construction costs. The focus has moved from the house to the habitat.

The changing pattern is also reflected in women’s increasing interest in premium housing, under-construction properties, and commercial real estate. This suggests that their participation in the property market is extending beyond traditional end-use requirements. Real estate is being considered not only as a place to live but also as a potential avenue for long-term wealth creation.

According to the filing, affordability remains a critical factor in this environment. Value-driven corridors in markets such as Noida, Greater Noida, Pune, and Kolkata are gaining traction. These areas offer a mix of price points and development potential that appeals to a wide range of buyers.

The index notes that value-driven corridors are particularly attractive to those balancing budget constraints with growth potential. This dual focus on lifestyle and investment value defines the current market behavior. The jump from 18% to 40% represents a fundamental reconfiguration of who holds the buying power in India’s housing sector.
